What Concrete Coatings Cost.
Planning ranges for common projects in Dallas–Fort Worth, what is included, and what can change the price. Your written estimate confirms the real number.
The short answer
A standard two-car garage floor coating usually falls in the range shown below, for a full-flake system with mechanical preparation included. Price depends mostly on square footage, the condition of the concrete and the finish you choose. Larger and specialty projects, including commercial floors and polished concrete, are priced individually.
These are planning figures, not quotes. Use the planning calculator for a range based on your own square footage, or request a free estimate.

Planning estimate only. Pricing assumes a standard coating installation on reasonably sound concrete and includes mechanical grinding, minor routine repairs, base coat, full flake broadcast and protective topcoat where applicable. Existing coating removal, significant concrete repair, steps, vertical surfaces, specialty traction and other project-specific conditions may increase the final price. Your written estimate confirms the actual project price.
What the standard garage price includes
- Mechanical diamond grinding
- Standard concrete surface preparation
- Minor routine crack and pit repair
- Pigmented base coat
- Full decorative flake broadcast
- Protective clear topcoat
Preparation is part of the price on purpose. A coating bonds to prepared concrete, not to dust, old sealer or weak surface material. Read why we grind instead of acid etching.
What can add to the price
- Existing paint or coating removal
- Significant crack or spall repair
- Oil or chemical contamination
- Steps
- Stem walls or other vertical surfaces
- Cove base
- Additional traction
- Specialty or custom flake blends
- Difficult access
- Moisture-related remediation
- Specialty or additional topcoats
We spot these at your in-person consultation, so the written estimate has no surprises.
Larger projects
Price per square foot comes down as a project gets larger, and very large projects are priced individually. Commercial floors, warehouses and projects that need extra preparation are quoted after we see the space. See commercial coatings and warehouse floor coatings.
