This Westlake project involved a four-car residential garage of about 1,050 square feet. The homeowner wanted a garage floor that was more consistent with the quality and finish of the rest of the home.

Because of the garage’s size, we completed the project as a two-day installation. The finished floor created a cleaner, more cohesive garage without making the space feel overly decorative.

How Do We Prepare and Coat Garage Floors?

  • Inspect the concrete for existing coatings, cracks, pitting, contamination and moisture.
  • Mechanically prepare the concrete with diamond grinding, which removes weak material and creates the profile the coating needs to bond.
  • Repair appropriate cracks, pits and surface defects.
  • Apply the resin base coat. Epoxy Panda may use epoxy, polyurea, polyaspartic or a hybrid, depending on the system.
  • Broadcast decorative flake across the wet base coat when installing a flake system.
  • Scrape and remove the excess flake.
  • Apply the protective topcoat. Epoxy Panda’s standard topcoat is a polyaspartic clear.

What Should You Know Before Coating a Garage Floor?

  • A coated garage floor is generally easier to sweep, vacuum and mop than unfinished concrete.
  • Decorative flake can help visually disguise minor dirt, small imperfections and everyday wear better than a uniform solid-color surface.
  • Garages with strong direct sunlight at an open door need a system selected with UV exposure in mind.
  • A coating does not stop concrete from moving, so a repaired crack can sometimes become visible again.
  • Glossy finishes can be slippery when wet, and texture can be added where traction matters.
