- Size
- About 690 sq. ft.
- Concrete before
- Unfinished concrete across all three bays, including the bay used for storage and a workout area.

- System
- Full-flake coating system.
- Installation time
- One day
This McKinney family used their three-car garage of about 690 square feet for two vehicles, while the third bay served as a combination storage and workout area. They wanted one consistent floor across all three bays rather than having the workout area sit on unfinished concrete.
The one-day installation tied all three bays together visually and gave both the parking and workout areas a finished surface.
How Do We Prepare and Coat Garage Floors?
- Inspect the concrete for existing coatings, cracks, pitting, contamination and moisture.
- Mechanically prepare the concrete with diamond grinding, which removes weak material and creates the profile the coating needs to bond.
- Repair appropriate cracks, pits and surface defects.
- Apply the resin base coat. Epoxy Panda may use epoxy, polyurea, polyaspartic or a hybrid, depending on the system.
- Broadcast decorative flake across the wet base coat when installing a flake system.
- Scrape and remove the excess flake.
- Apply the protective topcoat. Epoxy Panda’s standard topcoat is a polyaspartic clear.

What Should You Know Before Coating a Garage Floor?
- A coated garage floor is generally easier to sweep, vacuum and mop than unfinished concrete.
- Decorative flake can help visually disguise minor dirt, small imperfections and everyday wear better than a uniform solid-color surface.
- Garages with strong direct sunlight at an open door need a system selected with UV exposure in mind.
- A coating does not stop concrete from moving, so a repaired crack can sometimes become visible again.
- Glossy finishes can be slippery when wet, and texture can be added where traction matters.
