One of our larger residential projects was a six-car garage in Colleyville of about 1,450 square feet. The homeowner wanted a consistent floor throughout the entire garage rather than six large bays of unfinished concrete.

With multiple vehicles and a substantial amount of floor area, durability and ease of maintenance were just as important as appearance. Because of the size of the project, we planned the installation over two days, and the finished floor created one continuous appearance across the entire garage.

How Do We Prepare and Coat Garage Floors?

  • Inspect the concrete for existing coatings, cracks, pitting, contamination and moisture.
  • Mechanically prepare the concrete with diamond grinding, which removes weak material and creates the profile the coating needs to bond.
  • Repair appropriate cracks, pits and surface defects.
  • Apply the resin base coat. Epoxy Panda may use epoxy, polyurea, polyaspartic or a hybrid, depending on the system.
  • Broadcast decorative flake across the wet base coat when installing a flake system.
  • Scrape and remove the excess flake.
  • Apply the protective topcoat. Epoxy Panda’s standard topcoat is a polyaspartic clear.

What Should You Know Before Coating a Garage Floor?

  • A coated garage floor is generally easier to sweep, vacuum and mop than unfinished concrete.
  • Decorative flake can help visually disguise minor dirt, small imperfections and everyday wear better than a uniform solid-color surface.
  • Garages with strong direct sunlight at an open door need a system selected with UV exposure in mind.
  • A coating does not stop concrete from moving, so a repaired crack can sometimes become visible again.
  • Glossy finishes can be slippery when wet, and texture can be added where traction matters.
